Dry Risers play a pivotal role in the fire protection for buildings that are over 18 metres tall. They allow the Fire Service easy access to a water supply that can deliver considerable quantities of water in a high rise building.
Unfortunately, these vital pieces of equipment are prone to both vandalism & neglect, but Morgan Fire Protection can provide dry riser testing to assist in making your building safe.
We offer our clients a range of fire protection and prevention services including the complete maintenance dry riser maintenance to BS9990:2015. This comprises a 12 monthly wet pressure test and simulates the usage by the Fire Service which legislates that equipment works ‘first time’ in fire situations.
Our services include the testing of dry risers. In buildings over 18 and under 60 metres high, dry risers are a vital element in fire protection, delivering vast volumes of water directly to each floor enabling instant access for the Fire Service.
This service is followed by a six-monthly inspection of the riser system and on completion, a certificate is issued. Morgan Fire Protection will identify any damaged parts or missing signage preventing the full, safe operation of the riser.
The Legal Requirement
The person responsible for a building or site is legally required to maintain all fire fighting equipment, including dry risers. Current British Standards require a full annual pressure test and six monthly visual checks for dry risers for buildings above 18 metres and below 60 metres (buildings over 60 metres/18 storeys require wet risers).
British Standards state that inlets, landing valves, drain valves and landing valve boxes should be inspected every six months and that wet tests be carried out annually when the riser can be checked for leaks. They also state that maintenance and repairs should be carried out by a competent person.
Maintenance & Servicing
Dry risers can be prone to vandalism because they are situated on each floor, the valves are sometimes in allocated cabinets or they can be left in the open. Therefore, it is important to have them regularly maintained and serviced.

Annual Wet Test
Dry risers are checked and pressurised to a test pressure for a minimum of 15 minutes. All inlets and outlets are checked for leaks and any missing or faulty items replaced.
Flow testing is also carried out. If any valves need to be replaced, a further pressure test will be carried out before certification is issued. At Morgan Fire, we use our own dry riser appliances and have experience in servicing many types of dry riser systems.
Six Monthly Visual Test
This test involves a visual inspection only as required by British Standards. Morgan Fire Protection will identify any damaged parts or missing signage preventing the full, safe operation of the riser.
