The legal requirement

The Regulatory Reform (Fire Safety) Order 2005 requires that premises must be equipped with appropriate fire detectors and alarms. Morgan Fire Protection can advise on the extent of protection your business requires from fire detectors, alarms and emergency lighting.  Automatic fire detection will also be needed in certain circumstances, such as premises where people sleep. In addition, where necessary to safeguard people, emergency routes and exits requiring artificial illumination must be provided with emergency lighting in case the normal lighting fails (e.g. during a fire).

Morgan Fire Protection offers a complete service of fire alarm system and emergency lighting testing and servicing in accordance with BS5839 and  BS5266.

A fire alarm zone plan should also be displayed to aid your local fire service. This can be arranged by Morgan Fire in advance of annual servicing.

 

 

What type of fire alarm do I need?

There are 3 main types of fire alarm system: conventional, addressable, and wireless:

Conventional Fire Alarm
–

  1. divides your premises into broad zones
  2. in the event of an alert, the fire alarm panel identifies the zone, but not the precise area
  3. most suitable for smaller or lower risk environments

Addressable Fire Alarm

  1. each individual device has its own unique electronic address
  2. if one activates, the fire alarm panel tells you precisely where the problem is
  3. most suitable for larger or higher risk environments – e.g schools, care homes, hospitals

Wireless Fire Alarm

  1. uses a secure wireless link between the sensors and the fire alarm panel
  2. typically works like an addressable system, just without the wires
  3. most suitable for premises which don’t want lots of cables – e.g. churches, historic buildings

Inspection & Servicing – Routine Testing

It is vital for a regular test to be undertaken to ensure that there has not been a major failure of the entire fire detection and fire alarm system that may otherwise go unnoticed.

Weekly Testing By The User

Test a manual call point during working hours to check that the alarm panel and alarm sounders operate satisfactorily and record in the logbook. Each week, a different manual call point should be tested. Voice alarm systems should be tested weekly in accordance with BS5839 Part 8. If the system is connected to an Alarm Receiving Centre (ARC) for calling the fire brigade, it is very important that the ARC is notified before testing commences and when it is complete.

Periodic Inspection and Testing

The period between visits to undertake inspection and service should be based upon a risk assessment but the maximum period between visits should not exceed six months.

  • The logbook should be inspected
  • A visual inspection should be made to check whether structural or occupancy changes have been made requiring changes to the fire detection and alarm system.

Scheduled maintenance of emergency lights

Annual testing can be carried out at the same time as a fire alarm system. Users can carry out of monthly test if they have a test switch.

If automatic testing devices are used, the results of the short duration tests shall be recorded. For all other systems the tests please consult manufacturers guidelines.
